What is the HIP

A HIP is the home information pack
The home information pack is a file of documents designed to make it quicker and easier for potential buyers to asses the property that they are interested in
The home information pack must be produced before a property in England is placed onto the open market for sale

What is an EPC?

An EPC is an Energy Performance Certificate. The EPC one of the first reports put into the hip this report was compulsory from 1st August 2007
This report applies to almost all residential properties on sale from the date above. this is an overall energy efficiency rating or the home and its environmental impact

Excluded properties from the hip

• Tenanted properties
• Non-residential properties
• Seasonal and holiday accommodation
• Mixed sales (i.e. shop/flat)
• Dual use of a dwelling-house (i.e. dwelling and residential (business))
• Portfolio of sales (more than one property)
• Unsafe properties
• Properties marketed for demolition and redevelopment
